The mandates we manage for you
New York City requires recurring engineering certifications on existing buildings. Missing a deadline means violations, penalties, and exposure. We track the cycles so you don't have to.
Façade Inspection & Safety Program
Buildings taller than six stories must have exterior walls and appurtenances examined each cycle, with findings filed as Safe, SWARMP, or Unsafe. We provide façade condition assessments, repair design, DOB filing support, and FISP-related engineering services — and we coordinate the formal critical examination requirements of the program so owners understand exactly which inspection satisfies which mandate.
Annual Parapet Observation
All buildings with parapets fronting the public right-of-way require an annual close-up observation under 1 RCNY §103-15, regardless of height. Reports must be retained and produced to the Department on request. We deliver clear parapet observation reports with photographic documentation, condition classifications, and practical repair recommendations.
Parking Structure Condition Assessments
Parking garages require periodic condition assessments under 1 RCNY §103-13, with reports filed to DOB and annual owner observations in between. Deteriorated decks, corroded reinforcement, and failing joints don't wait for the filing deadline — we assess, classify, design the repair program, and administer the restoration through closeout.
Special & Progress Inspections
Construction work under DOB permit requires special inspections. We provide special and progress inspection services performed by licensed professional engineers in accordance with NYC Building Code Chapter 17, with disciplined documentation and completion certifications that keep your permit in good standing.
Violation Cure & Dismissal Support
Façade, structural, and construction violations require an engineering response: condition correction, certification of correction, affidavits, and hearing support. We prepare the technical record and documentation that supports resolution of the summons.

Common questions
What information do you need for a proposal?
The building address, a brief description of the condition or requirement, and any relevant documents you have — DOB correspondence, prior reports, violations, or photographs. We'll follow up with any questions and provide a written scope with defined deliverables and fee.
How quickly can an inspection be scheduled?
For most assessments we can schedule a site visit within one to two weeks of an executed agreement, and sooner where a hazardous condition or agency deadline requires it. Tell us your deadline and we'll work to it.
Do you handle DOB filings?
Yes. We prepare and submit engineering filings through DOB NOW, respond to examiner objections, and support violation resolution including certifications of correction and affidavits.
Do you provide repair drawings?
Yes. We produce sealed structural and façade repair documents — plans, details, and specifications — developed for constructability and suitable for competitive bidding and permit filing.
Can you take over a project from another engineer?
Yes. We regularly supersede prior professionals on active filings and stalled projects. We review the existing record, confirm what can be carried forward, and re-file or amend as required.
Do you provide construction-phase inspections?
Yes. We provide special and progress inspections in accordance with NYC Building Code Chapter 17, along with periodic owner-side site observation during restoration work.
